The Ridge at Prospect is comprised of two parcels. PARCEL E2, PROSPECT AT MT. CRESTED BUTTE is at the top of the Prospect development and consists of 23 lots (about 12.9 acres). Several of the lots face north, others northeast and some face to the east. Most lots are wooded however several have open meadow. The lots have great views of the Elk Mountain Range and the East River Valley. Several of the lots are ski-in/ski-out with others having an easy walk to skiing. There are several nearby biking and hiking trails that connect to other trails at the ski resort. Development Parcel E2 is subject to the Prospect at Mt. Crested Butte Planned Unit Development III (“PUD III”). The PUD III allows for up to 23 single family residential units within the development parcel. PARCEL F, PROSPECT AT MT. CRESTED BUTTE Development Parcel F is at the top of the Prospect development with its 27 lots (about 7.5 acres) facing south and within an extensive grove of aspen. The lots have an incredible view of Mt. Crested Butte with views further to the south and west of Whetstone Mountain, Mt. Emmons, and Axtel Mountain. Many of the lots are ski-in/ski-out with
